THE LAWSH BUYING PROCESS
Stage 1 – RESERVATION
Whether you are dealing directly with us or through an estate agent, we will help you complete the reservation process. At this stage you will need to pay the reservation deposit, which will secure your new home.
Stage 2 – FINANCIAL ADVICE
We can recommend impartial and independent specialists who have the knowledge to help you identify your financial requirements. We take no monetary reward for our recommendation. There are many mortgage products on the market and it is important that you find the right one for you. The most attractive mortgage products disappear quickly so it is in your interest to respond to advisers/lenders quickly with information they require.
Once you’ve received your final mortgage offer, you should let us and your solicitor know as quickly as possible.
Stage 3 – SOLICITOR
You need to find and instruct a solicitor to act on your behalf. Their responsibility is to arrange the ‘conveyancing’ or transfer of ownership of the property you are purchasing from us to you. You’ll need to pay various fees at this stage, but your solicitor will explain this to you.
Stage 4 – EXCHANGE OF CONTRACTS
Once your solicitor is happy with the details of the purchase and you have received your mortgage offer, you will be able to sign the draft contract. At this stage you will need to provide your legal advisor with your exchange of contract deposit and instruct them to exchange contracts.
Stage 5 – CUSTOMISE
Depending on the stage of construction of your new home you may be able to personalise it with specific choices or options. This can be an exciting opportunity for you to really stamp your personality on your new home and we are happy to help you through the process.
Stage 6 – UPDATES
We’ll provide you with regular updates on the progress of your new home and its anticipated completion date.
Stage 7 – COMPLETION & HANDOVER
When the balance of the purchase price monies has been received by us, legal completion is deemed to have taken place and you now own your new home. On the day this occurs we’ll provide you with the keys and take you through our ‘hand-over’ pack which explains what you need to know about the house eg location of water, gas and electricity valves and meters.

Please remember that your new home is fully insured for any structural defects for a period of 10 years.
